Miles E. (Budd) Cullom | Principal
Mr. Cullom brings extensive retail development experience to the CHM team. In his almost 30 years in the retail development industry, Mr. Cullom, founder of Cullom Properties, has been part of many major retail developments and experienced many cycles of the real estate industry. His portfolios of projects include developing for national retailers such as Walmart, Target, Home Depot, Lowe’s, Kroger, Walgreens and others.
Mr. Cullom is a past board member of the Helen Ross McNabb Center Foundation and Mercy Health Foundation. Budd and his wife, Callie, have two children: Meredith and Miles.
James (Jim) Harrison | Principal
A native of Memphis, Tenn., Jim Harrison is a veteran real estate developer, having been a part of more than 30 commercial and residential projects over the course of his career.
Before beginning his professional career, Harrison earned his bachelor’s degree in finance from the University of Tennessee. In 1981, he joined First Southern Mortgage Corporation (FSMC) in Knoxville. While at FSMC, he became vice-president and co-owner before selling his interest in 1988, and starting his own commercial development firm, Hunter Development Corporation.
As president and owner of Hunter Development since 1988, Harrison has worked on a number of high-profile projects, featuring regional and national brands:

• Ruby Tuesday • Ingles • Hooters
Beginning in 2002, Harrison served as executive vice president of The Development Corporation of Knox County, the economic arm of Knox County and the City of Knoxville. In this role for three years, he was responsible for the day-to-day operations of the organization, as well as all economic transactions.
Harrison and his wife Janet reside in Knoxville, Tenn. and have three children: Morgan, Hunter and Bennett.
Michael (Mike) McGuffin | Principal
Mike McGuffin brings more than 20 years of commercial real estate and development experience to the CHM team. His development career began in 1997 when he co-founded Holrob Investments and served as vice president for the company, in Knoxville, Tennessee, until 2003.
While at Holrob, McGuffin co-developed several retail shopping centers included the Gateway Shopping Center in Sevierville (Kroger), Crockett Square in Morristown (Super Walmart), and Franklin Square in Johnson City (Barnes & Noble).
McGuffin moved to Nashville to serve as the Director of Shopping Center Development for Newton Oldacre McDonald (NOM), a regional power-center developer. During his tenure at NOM, McGuffin lead a development team that produced over 1.3 million square feet in retail properties throughout the Southeast, including the Nashville West Shopping Center in West Nashville. Development clients include Target, Best Buy, Costco, Kroger, Staples, Hobby Lobby, Books-A-Million, Kohl's and many others.
in 2006, McGuffin affiliated with Weston Companies and helped them establish a retail office in Nashville. In 2008, McGuffin joined forces with Eakin Partners, where he served as the Managing Director - Retail Division until forming CHM, LLC in 2011.
McGuffin holds a master’s degree in business administration from the University of Tennessee and a bachelor’s degree in economics/finance from Southern Methodist University in Dallas, TX. He is a Certified Commercial Investment Member (CCIM) and is the past president of the CCIM Middle Tennessee Chapter. McGuffin also served as the ICSC Government Relations Chair for the State of Tennessee.
McGuffin and his wife, Shannon, have three children: Hayden, Mary Chandler and Jackson.
Tate Tatum is a Development Manager with CHM. He manages various due diligence responsibilties in all stages of a retail development.
Tate attended the University of Tennessee, and he graduated in 2011 with a Bachelor of Science degree in Business Administration. After graduation, Tate began working with CHM, LLC in the Knoxville office. Tate currently works on new project development, focusing particularly on site layouts, design coordination, budgeting as well as site identification and acquisition.
Tate is a member of the International Council of Shopping Centers (ICSC).
